We are required by the Solicitors Regulation Authority (SRA) to publish transparent information on our fees for residential conveyancing services. The following is a general guide to our pricing, the scope of our services, applicable disbursements, and the expected process and timescales. 1. Legal Fees for Residential Purchases
Our basic fees for residential property purchases range according to property value and complexity, as follows:
For properties up to £250,000, fees typically range from £795 to £950.
For properties between £250,001 and £500,000, fees range from £895 to £1,050.
For properties between £500,001 and £750,000, fees range from £995 to £1,150.
For properties between £750,001 and £900,000, fees range from £1,150 to £1,300.
For properties between £900,001 and £1,000,000, fees range from £1,350 to £1,500.

For freehold residential property sales, our fees are typically as follows:
For properties up to £250,000, fees range from £750 to £895.
For properties between £250,001 and £500,000, fees range from £795 to £950.

3. Additional Legal Fees (if applicable)
In some cases, additional fixed fees may apply depending on the complexity or characteristics of the matter. These include, but are not limited to:
Leasehold property supplement: £250 to £295.
Acting for a mortgage lender: £240 to £295.
Gifted deposit review: £250 to £350.
Verifying identity: £59.50 to £95.
Verifying non-UK identity: £195.
Anti-fraud checks: £49 to £65.
Financial transaction fees: £55.50 per transaction.
File storage and archiving: £72.
SDLT form completion: £99 to £145.
International money transfers (inbound or outbound): £150 to £250.
Company Purchase: £495.
Building Safety Act matters: £550 to £950.
All additional fees will be confirmed in advance where relevant to your transaction.
4. Other Charges
Disbursements are third-party charges payable in addition to our legal fees. These may include:
Search pack (on purchase matters): £399 to £549.
Additional search admin fee: £60.
Flood risk and development assessment searches: £50.
Where indemnity insurance is required, the premium will be charged based on the insurer's policy rate, plus an administration fee of £125.
5. Disbursements
HM Land Registry fees: £20 to £910 depending on transaction value and application type.
Stamp Duty Land Tax: calculated per HMRC guidance. A calculator is available at gov.uk.
6. What Our Service Includes
Our legal fees include the following services:
Taking initial instructions and opening your file.
Reviewing title and documents.
Carrying out searches (purchase only).
Raising and responding to enquiries.
Drafting or approving contracts.
Liaising with mortgage lenders and other solicitors.
Arranging exchange of contracts and completion.
Transferring funds and settling statements.
Registering the transaction with HM Land Registry (purchase only).
7. Timescales
We are unable to guarantee timescales; however most conveyancing matters complete within 16 to 20 weeks from instruction. The timeline may vary depending on factors including:
Delays in obtaining search results or mortgage offers.
Response times from third parties such as managing agents or local authorities.
Whether the property is leasehold or part of a chain.
Additional legal complexities or enquiries.
You will be kept informed throughout the process.
8. Qualifications and Supervision
Your matter will be handled by a qualified solicitor, licensed conveyancer, or experienced fee earner, with appropriate supervision by a senior solicitor or manager. We will confirm the name and qualifications of the person handling your transaction in our client care correspondence.
9. Referral Arrangements
If we have a referral relationship with an estate agent, broker, or other introducer, we will disclose this to you in writing at the outset of your matter. Any referral payment we make does not affect the fee, however, the fees we charge may have been set by the referral relationship. This does not influence the service provided.
